Property investing at Royal London Asset Management

Property is a distinctive asset class and offers benefits to a range of investors. As a tangible asset, it has strengths and weaknesses that differ from other asset classes and therefore can diversify wider portfolios and strategies. We actively manage portfolios to enhance those strengths whilst mitigating any weaknesses.

Property has been a key investment area for Royal London Asset Management for decades, and we are one of the largest investors in the UK with £9.1bn of assets under management (as at end 30 June 2025) and a strong performance track record of managing best-in-class resilient portfolios.

Investment approach

Investing in ‘need’ and ‘growth’ driven sectors

The Property team invests across the ‘traditional’ commercial sectors of office, retail and industrial as well as in ‘alternative’ sectors, including residential, healthcare, life sciences and natural capital. Informed by data, we invest in sectors that are driven by demand, either where demographic shifts create increased societal need for a sector, or where the growth of that sector facilitates economic growth.

Our portfolios are anchored with high-quality assets in strategic UK locations, which we believe offers resilience during downturns and upside in recovery phases. With this comes our commitment to Responsible Property Investment, building and buying assets that are fit for the future.

Long-term, active asset managers

We are active asset managers and our strategy combines core income generation with asset enhancements over the long term. Our portfolios are more focused on re-development and repositioning as opposed to regular trading, and we seek to gain from managing assets throughout property and economic lifecycles.

Transactional performance

As part of a growing UK platform and backed by the wider Royal London Group client, the Property team are highly active in the market seeking strategic acquisitions. The Property team recently completed 5 of the largest 11 transactions in the UK, showcasing our transactional capabilities and market dominance.

We take our commitment to the environment very seriously. As developers and landlords, we are in a position to make a difference. We are making every effort to reduce the energy demand of our properties and developments, and the waste that is produced by them. We also carefully monitor our use of natural resources.
